A trusted companion for a decade.

Comentários: My experience with Realpage has been a good one. I love the continuing education opportunities that have been made available and the fact I can always reach someone on the phone to walk me through issues that I can't resolve on my own.

Vantagens:

For a decade now, Realpage has been a trusted companion for me. From time to time, there are outages and bugs that have to be worked out, but the wonderful folks at Realpage always get us back up and going in a timely manner!

Desvantagens:

As with any software, I guess the only thing would be the outages and freezing up from time to time.

Customer Service is horrible

Comentários: Not good, I which communication and support are just not there. We can't sit on hold for 45+ minutes each time we need to call. Or wait days or weeks for a reply to emails.

Vantagens:

The software is pretty easy to use and has all the features that we need.

Desvantagens:

Customer is horrible, long hold times, support takes days and even weeks to reply to emails.

Comentários: When I have had issues their customers service was very helpful

Vantagens:

the visibility of my user status, being able to see all my customers

Desvantagens:

learning to navigate the site was a bit tricky but once I learned it its a breeze

Comentários: I feel like I hitched my wagon to a 2 legged-mule. The sales team has no ethics. We were flat lied to. We were told training was FREE only to find out we had to pay $150 an hour for training that turned out to be factually incorrect (thus, all the corrections we had to make, as mentioned above). For a software package that has an accounting function built in, it is in no way intuitive as to how to pull data (i.e. Balance Sheet and Income Statement). Customer service is like leaving a baby in the woods. I will say they do get back to you, but with very little helpful advice on how to fix things. These people care about one thing, and it sure as hell isn't having a satisfied customer. They represent everything that is wrong in business, that lack ethics, they lack character, and they should be absolutely ashamed of what they do and how they do it.

Vantagens:

Honestly, I am so tainted by all the negatives, it's really difficult to try to come up with something positive. With a gun to my head, I'd have to say I'm nearly always able to log in (sometimes that's not the case though)

Desvantagens:

The rollout was absolutely pathetic. They migrated all of our accounting data over in the middle of the month, which created a cascade of accounting errors which had to be fixed manually. The rollout team was pleasant, but inadequately trained. They gave us advice which was 100% backwards, which we then had to undo, then redo the correct way. The reports are a joke. The search function is a joke. The training is about useless. "Oh, you have a question? Cool, well did you watch this 27 minute 'training' video which talks about 313 useless things before it gets to the topic you needed?"

RealPage is a nightmare for vendors

Comentários: I'm a vendor who was requested by a P.M. company to sign up with RealPage. I wish I said no in the beginning. I paid the $200 to get my profile upgraded. Then I paid $109 to get the P.M. company listed on my account. I filled out R.P.'s outdated W-9 online, then they emailed me that they needed an "updated" W-9, not the one that is supplied in THEIR website. I submitted the new one via email, they still send emails stating that they need it... Another major negative is that I paid $109 to get the P.M. listed on my account, but the P.M. is requiring $1M liab + $1M excess liab/umbrella + $1M auto with additional riders. All totaling over $10K in additional insurance premiums over what I currently carry ($1M gen liab/$500k auto, no excess/umbrella). The job was only going to pay $8k gross, that wouldn't even cover the insurance costs, much less the time and labor. After all is said and done, I'm out of the prospect and $309 for this experience. They don't offer refunds. I turned off the auto renewal. I hope ZRS prop mgt reads this.

Vantagens:

Nothing at all. They need to offer refunds.

Desvantagens:

Their 5 platforms don't work well with each other so it's hard to navigate between them. They need to update their W-9 on their site and stop wasting peoples time by having them submit new ones. You don't know what the PM requirements for insurance are unless you pay $109 to find out.

Authentication issues. Use of "Cookies" under web browser

Comentários: The support staff didn't seem to care about "other" vendors and the impact on my company.

Vantagens:

Low Income Housing, leasing, HUD intergations

Desvantagens:

They claim to support the Chrome browser. What they don't tell you is you can't use the same browser with any other software/vendor that store information in the "cookie" file. This effectifly forces you to dedicate a single "browser" for their software.

Should be more user friendly

Comentários: I was not impressed with this software. It seemed to be less functional and more time consuming than the others I’ve used.

Vantagens:

The reminders were nice. It helps that you are given the names of prospects for follow up. Maintenance orders were easy to put in.

Desvantagens:

Incredibly outdated and lacking ease of access features. Also not fond of the inability to go back if end of month was accidentally finalized. Leaving the company in a bind for several weeks while support assisted with this problem.

Not a Great Value for Customer Facing Front End Users

Comentários: Supposedly this is supposed to keep our rental rates in balance with market demands. But there is really no need for me to access the data here in order to help my customers. This should be a product not needing to be utilized by front end users.

Vantagens:

Being able to view competitor's rents is probably the only reliable thing in this software. I know this could be an error on integration and owners part, but the information everywhere else in the system for those of us who are supposed to use it daily is really lacking in credibility, reliability and ease of use.

Desvantagens:

How often overall feel of the product changes, how many clicks it takes to access key features, no real training provided on product from administrators or account managers, and the lack of reliability of data being provided in consideration of what I need to help my customers best.

Buyer Beware

Comentários: The worst customer service in the business - I come from property management and do not recommend this product - you are putting yourself in security jeapardy.

Vantagens:

Paid my rent on the portal - but glitches where they don't reflect payments and information is accessible to anyone - security and privacy concerns.

Desvantagens:

No security controls - personal information to thousands of individuals/companies are open to anyone. I had to cancel all my banking accounts.

Love the software, customer service and solution solving made us change

Comentários: Use Rent Roll when it was DOS based, fought my company for 10 years! to get the software, due to continued issues had to change to new software after 5 years and take the entire company through new software set up and training!

Vantagens:

Easy to use/easy to learn and good software. Long term Rent Roll DOS based user, did not want any other software and fought hard to convince my company and property owners Onesite was the way to go.....

Desvantagens:

Many many issues, hidden add on costs not explained thoroughly at time of purchase, new sales reps, new reps for each module at a minimum every quarter. Issues resolved with prior reps not communicated and had to start over. on one item resolved a minimum of 10 times ALL with new reps.

switched to Entrata after learning what was missing

Comentários: overall it was not a good experience and the reason we no longer use them is that some issues we were having almost cost us a multi-million dollar deal. When we used it, I didn't realize everything we were missing until we switched to another product

Vantagens:

fairly intuitive software even with limited capabilities. Reports were generally accurate and clea and easy to generate. Resident management and ledgers were easy to follow and train.

Desvantagens:

I used it a few years ago and after switching to a newer software my eyes were opened to the flaws with Realpage. Functionality was extremely limited and the system worked best on only internet explorer. You couldn't use multiple tabs which made some projects very difficult and time-consuming. The interface looked dated and if you ever had any issues, customer support was almost non-existent and you were left to fend for yourself. Overall the system is just 5-10 years behind other competitors.

OneSite: It covers all the basics

Comentários: This is a great choice for properties who need flexibility with rentable items, lease terms, and lots of foot traffic. This is a bad choice for properties that allow lease assignment or reletting. Also, properties with a lot of online traffic might have better results using a third-party lead managing software!

Vantagens:

Search functionality is great, best I've ever used! A report for almost anything you can think of. The functionality for each account individual account is great.

Desvantagens:

Packet management is clunky and buggy at times. There is no way to merge accounts, and each account has SEPARATE 'prospect' and 'applicant/resident' portion. Follow ups are confusing and counter-intuitive. The resident interface is dated.

Needs improvements, but does a decent job

Vantagens:

All in one system/Integration of items- (ie: service request, applications, make the ready board.) Ease of creating prospect information, DocuSign integration for lease signing is great

Desvantagens:

Lag in processing from task to task, always seems to freeze and we have to close out and re-launch, inability to multitask deleting of application when signed through Onesite via Docusign, the separation of the application and resident log in's makes things very difficult at times.

Good residential software

Vantagens:

The system is very simple to use. The system provides all the reports needed for productivity in a residential property and helping manage all units.

Desvantagens:

Customer service sometimes is a bit slower to help you or return calls for service tickets submitted.

New OneSite User

Comentários: Overall I am very happy with my OneSite experience. It was very easy to learn and navigate.

Vantagens:

After using Yardi for more than a decade, I was nervous to learn a new program. OneSite has been a breeze! My absolute favorite feature is the ability to customize my 'Today' page. As my role in the company has changed, so has my need for at-a-glance information.

Desvantagens:

Rent posting is a little slower than with other software I've used. I get slowed down having to enter each apartment number. Having all current residents pull up numerically, by apartment number, is easier to enter everything quickly.

My favorite over other options

Comentários: Overall, one of my favorite software available. A little costly for customization of reports that I think should be standard.

Vantagens:

Reporting was convenient (though sometimes a little slow) and I loved the , recurring work order feature. I also felt interfacing with certain data services was very good.

Desvantagens:

Purchasing control and make ready scheduling doesn't interface ( or interface well) with service providers or suppliers.

Onesite was an overall good operating system, but wasn't always the most user friendly service.

Comentários: Overall I enjoyed using Onesite. While it would not be my first recommendation, I still felt it was organized well to gather needed data for weekly reporting.

Vantagens:

-Everything you need for reporting financials, tracking leasing statistics & other operations was in one place. -Easy lead follow up system -Delinquency Management was easy to navigate -I liked that you could switch between multiple properties

Desvantagens:

-System would go down often -System was hard to navigate -After using other leasing operating systems, I became aware that it could have been more user-friendly.

easy to learn and use

Vantagens:

most functions are easy to use and user friendly - lots of helpful reports to choose from. I don't have experience with any other leasing software, but from what I have heard of the others, this one is much easier to use

Desvantagens:

occasionally glitchy, but typically gets corrected quickly. facilities options are a bit confusing when trying to add items, etc.

Great management software for site personnel

Comentários: Great product for the price. Differently my #2 management software.

Vantagens:

Easy to use software. Very similar to most others with requards to application, move-in and move-out features. Love the notes option for delinquencies.

Desvantagens:

Not being able to drill into actions like receivables and expenses makes the software slower when trying to find the answers fast.

Comentários: Software is the most common I have seen for property management/property rental companies and widely used throughout the industry

Vantagens:

Ease of use, very Intuitive, used by many property management companies and easily intergrated with out software

Desvantagens:

Learning curve to understand the ins and outs of the software, room for improvement on some of the modules

OneSite is one of the better systems out there

Vantagens:

It has a lot of great features and details that can be recorded and easily found for units and residents. Also nice to have many of the daily tasks in one system versus using multiple softwares.also customizable which was important for us!

Desvantagens:

It is pricey so a definite investment. Also there is a learning curve but once you know it, it is great! A small note -My boss thought the font was too small.

Vantagens:

I love how the products work together with other RealPage products while still has the option to stand alone

Desvantagens:

The software is great but can be a little more user-friendly for the pure beginner. You can still use it if you are a beginner but it would be a little harder

Vantagens:

I like numbers so I like the fact that once you put an apartment number into the system it generates that apartment up to view.

Desvantagens:

I do not like that you can add no attachments. This is hard for when you need to go to two different places to look for what you need.

Document management using Real Page

Comentários: RealPage products are excellent and very user friendly.

Vantagens:

This software is very customizable to whatever your needs are. So it is a blank canvas essentially that you can decide what information you want to bring in for your documents.

Desvantagens:

The hardest part of using this software is figuring out how you are going to use the software and what is best for your company. I spoke to many companies that have used this product to get guidance on how they developed their doc management system just to make sure I was going about it correctly. Hopefully they have made some changes so there is more training on "how to".
